What you are looking at, and what you are not

Embassy South Reserve was launched on 1 September 2026 and registered on 9 September 2026. At the time of writing there is no construction to photograph. The approved plan is dated 13 August 2026 and the certified completion date is 31 March 2032.

Every image on this page is a representation, not a photograph of the project. There is no built structure at Embassy South Reserve to photograph, and any image presented as one would be either of a different project or of nothing at all.

That is worth stating plainly because it is the single most common way images mislead on a pre-construction project. An image of a finished tower, a landscaped podium or a furnished interior labelled with a project name that has no buildings is showing you an intention.

What the filing actually establishes about how this will look

The registration record is a schedule of areas and a tower table. It does not contain elevations, renders, materials or finishes. But it does fix the massing, and that is more than most galleries tell you:

The stepped profile is the defining visual fact. This is not nine identical towers. It runs from a seven-floor building to two nineteen-floor buildings through every height between, which will read very differently from a uniform block. If a render shows nine towers of equal height, it does not match the filing.

How to read any image you are shown

  1. Ask what it is. A render, an artist's impression, a photograph of a different project, or a stock library image. All four circulate.
  2. Check the massing against the tower table above. Nine towers, stepping from 7 to 19 floors.
  3. Check the amenity scale. The clubhouse is 3,626 sq.m sanctioned. Parks are 1.51 acres, not the 81.2 per cent open area - open area includes driveways, setbacks and service areas.
  4. Check for the filed negatives. The project files no community hall, no smart home automation, no piped gas and no air conditioning. An image or caption implying any of those contradicts the registration record.
  5. Ask for the approved plan. Plan number DO3-KIADB-00078/26-27/BP, dated 13 August 2026, approved by KIADB. The drawing is the document; a render is marketing.

What this gallery will not show

  • Interiors, finishes or specifications. None are filed.
  • Images of Embassy Springs, Embassy Boulevard or any other Embassy project presented as though they were this one.

The neighbouring project

Embassy Riverine, the 217-villa project on the same estate, is a different product on a different parcel - 50.81 acres at 4.27 villas per acre, two floors each, against this project's 14.78 acres at 57.9 homes per acre in towers up to 19 floors.

Villa imagery is not imagery of this project. The two are registered separately, have separate clubhouses and separate completion dates. If you are shown low-rise villa visuals in connection with Embassy South Reserve, they belong to the other registration.

855 apartments in 9 towers. The towers run from 7 to 19 floors and are not uniform: Towers 1 and 2 are 19 floors at 61.95 m, and Tower 9 is 7 floors at 23.35 m, with every height in between.

Not according to the filings. Embassy South Reserve files a clubhouse of 3,626 sq.m and Embassy Riverine files one of 3,900 sq.m - 81,009 sq ft between them, filed separately. No registration record on either project describes a sharing arrangement. If you are told they share one, ask to see that in writing.

Filed with sanctioned areas: a clubhouse of 3,626 sq.m, parks of 6,129 sq.m, an outdoor sports facility of 800 sq.m, an indoor sports facility of 300 sq.m, a swimming pool of 300 sq.m and a gym of 200 sq.m, plus electricity, power backup, water and sanitation infrastructure, and CCTV.

Community hall, smart home automation, piped gas and air conditioning. These are recorded absences in the registration, not gaps in our research. A listing claiming any of them for this project contradicts the registration record. Note that a clubhouse and a community hall are different facilities in the K-RERA schema - this project has the former and not the latter.

81.2 per cent is the filed open area - 48,570 sq.m of 59,804 sq.m - and open area means everything that is not building footprint, including driveways, setbacks and service areas. The filed parks figure is 6,129 sq.m, or 1.51 acres, which is 10.2 per cent of the site. Both are true; they answer different questions.
